PDA obtained planning permission for the erection of a five storey building to provide an Apart-Hotel (Use Class C1) comprising 36 rooms, ancillary front of house reception, cafe (Use Class A3) and retail (Use Class A1) at ground floor level. The scheme architects were ALL Design.

The site is located to the rear of Waterloo Station in Lambeth, London and within a conservation area. The key issues that were raised by the proposal were the concept of an apart-hotel; design and appearance due to the conservation area status and the principle of using a modular construction system in contrast to a traditional construction approach.
