Planning & Development Associates (PDA) has successfully secured outline planning permission for a major residential development on the former St. Dunstan's Church site in Woking Town Centre, on behalf of Doran Brothers (London) Ltd.

The scheme includes 91 flats in a 7 to 11-storey building with underground parking for 48 cars, in a highly accessible location close to Woking Railway Station which also connects to the bus interchange and rail-air link to Heathrow. It follows refusal at appeal of a previous mixed-use proposal on the site.

PDA prepared and coordinated relevant supporting documentation, coordinated and convened a public exhibition, and prepared viability analysis. The latter supported negotiation of lower affordable housing and infrastructure contributions than required by policy, taking account of the high constructions costs of a development of this type. Other key issues included impacts on the character of the local area and amenity of neighbouring properties which were successfully mitigated through an iterative design process.

Alan Gunne-Jones, Practice Principal, commented:

Planning Success in Woking Town Centre

"This is an excellent decision that, in line with national and local planning policy, will allow for the creation of a high density residential development on previously developed land in a highly sustainable town centre location. Through community consultation and dialogue with the local planning authority, the team has been able to revise the earlier proposals within the context of the site's immediate surroundings, creating the opportunity to support local and strategic aims for Woking town centre.”
