PDA obtained planning and listed building consent in December 2012 for the change of use from offices (B1(a)) to 8 residential units (C3) with a four storey rear extension and associated terrace at roof level.
The property which is located in Hampstead, London is a Grade II Listed Building and lies within a conservation area. Whilst the new extension was located to the rear of the building, it was necessary to commission a Heritage Impact Assessment to demonstrate that this elevation was the least sensitive in heritage terms.
Other issues that arose during the application process were impact on neighbouring residential amenity; reconciling the Council’s refuse servicing requirements and cycle parking standards with the constraints of a listed building and how the construction stage could be managed to mitigate local impacts given the constraints of the site. All of these issues were successfully dealt with to allow the planning and listed building applications to be approved.
